Plan with
foresight.
Communication and proactive planning streamline the project process. We collaborate with clients to set goals, timelines, and budgets — aligning design and construction decisions with budget constraints to maximize value before a single permit is filed.
Our pre-construction work includes budgeting at every design phase (concept, schematic, design development, construction documents), value engineering, constructibility review, MEP coordination, schedule modeling, and subcontractor prequalification. By the time we mobilize, every line item has been priced and every long-lead item has been ordered.
What we deliver
Conceptual estimates · GMP and stipulated sum proposals · CPM schedules · Subcontractor bid packages · Site logistics plans · Permitting and entitlements strategy · Risk register and procurement plan.
Build with
partners.
Selecting Kinch for design/build streamlines the overall process. Our team partners with architects and designers chosen specifically for each project — minimizing risk, accelerating the start of construction, and giving the owner a single point of accountability for both design and delivery.
We've delivered design/build work for hospitality (Flight Wine Bar), retail tenants, mission-critical labs, and private residences. The model works best when speed and certainty matter — when the schedule can't absorb a sequential design-bid-build process.
How the model works
Single contract for design and construction · Curated architect/engineer match · Integrated estimating from concept · Faster permit-to-shovel · One party owns the schedule and the result.
Deliver with
discipline.
During construction our team applies its expertise to ensure timely submissions, organized progress updates, and clear communication. Many moving parts working together to deliver the best results.
A self-performed carpentry crew handles finish work, restoration, and the parts of the build where craft quality determines the room. The rest of the trades are long-term partners — most have worked with Kinch for over a decade. Daily logs, weekly OAC meetings, transparent change order process, and a digital project dashboard the owner can read without translation.
On-site capabilities
Self-performed carpentry and millwork · Historic restoration · Mission-critical fit-out · Tenant improvements · Adaptive reuse · Site work and hardscape · Phased occupied renovations · BIM coordination.
How a project
moves.
Listen.
Site walk, program brief, schedule constraints, budget envelope. A conceptual estimate within two weeks of first contact.
Plan.
Design coordination, value engineering, GMP development, trade bidding, permits. The schedule and the budget land at the same time.
Build.
Mobilization, weekly OAC, daily logs, transparent change orders. A principal on the project from kickoff through substantial completion.
Close.
Punch list, commissioning, O&M turnover, warranty walk at eleven months. The relationship doesn't end at the certificate of occupancy.
Where we
work.
Commercial
Office tenant fit-outs, base-building upgrades, conference and amenity floors. Phased work in occupied buildings — minimal disruption to neighbors and tenants.
Institutional
Schools, universities, museums, faith-based clients. Long client relationships — Gonzaga, WIS, and others where continuity of contractor matters as much as the work itself.
Mission Critical
Labs, data centers, secure facilities for federal contractors. Tight tolerances, sequenced shutdowns, and a paperwork trail that holds up to an inspection at any moment.
Educational
K-12 and higher-ed work — classrooms, studios, athletics, dining. Summer-window jobs, phased occupancy, and the operational discipline schools require.
Restaurant & Retail
Hospitality build-outs that have to open on a date. Design/build delivery, MEP coordination with kitchen consultants, and millwork self-performed in-house.
Historic Restoration
Restoration and adaptive reuse of historic structures — masonry, carpentry, paving, and roofing executed to preservation standards. SHPO and CFA coordination as required.
